Belgrade Rental Market Update
Belgrade’s rental market is shifting — and mostly in favor of tenants. A notable drop in prices, ranging from 10% to 20%, has been observed across many of the capital's neighborhoods, driven by a sharp increase in available apartments.
This surplus has made it easier for renters, including expats, to find suitable homes and negotiate better terms. Districts such as Zvezdara, Karaburma, Dedinje, Zemun, and Čukarica have seen the most significant declines.
However, the picture isn’t uniform across the city. Central and high-demand areas — including Belgrade Waterfront, Vračar, central Palilula, and New Belgrade — continue to maintain rental prices close to previous years. In fact, certain upscale apartments in these zones are even commanding higher rents than before, especially those offering luxury features or prime locations.
New Belgrade stands out for its proximity to business centers, while downtown areas appeal for their infrastructure and connectivity.
Despite the changes, Belgrade’s rental market remains active year-round, with slightly higher demand in summer and early fall — when students and new residents are most likely to move.
